To whom it may concern.
After retiring as Professor Emeritus from Harvard Medical School, where I was chair of the largest academic anesthesia department in the country, I elected to sell my now “onerous estate”, located in Uxbridge, Massachusetts, to re-locate in Naples, Florida. When I initially met with a realtor based in Mendon MA, Gary Smith, I was impressed with his dedication and enthusiasm. However, I then asked advice of my neighbors who recommended that I utilize a realtor based locally, in Uxbridge.
Unfortunately, I followed their very disappointing advice and listed the property with a different realtor who was based locally. She seemed to be a very nice person, with very little enthusiasm. After listing the property online for several months with absolutely no results, it became apparent that my realtor thought that her sole responsibility was to list the property online rather than to actually “market” it Consequently, I elected to follow my initial instincts and asked Mr. Smith to list my property several months later after the initial contract had expired.
Mr. Smith was impressive well beyond all my expectations. In addition to “listing” the property, he actually “marketed” it. He also helped with several facets which I would have NEVER expected of a realtor.

This included things like helping to sell several of my motorcycles and cars as well as identifying individuals who would accept donations.

Needless to say, he was able to identify a person whom I would call ‘1he perfect buyer” for my specific and quite unusual property.

We bought a home from Gary and had the most wonderful experience with building our new home in Uxbridge. Gary was wonderful. I can’t say enough good things that he did for us. He was very honest about the whole process. We would work with him again without hesitation.

Only because of my previous history with (deleted) from Century 21, was she chosen over Gary to initially sell our property. I asked Gary if we could contact him should (deleted) not work out. His response was , “when you’re ready to sell your house , give me a call. ” That is just what we did. After the Buyers met our price, it then became a 10 day rush to close. Every conceivable problem arose to delay us. Only through enormous efforts from the Buyers, and Sellers our landscaper John Allaire, and our coorinator Gary , were we able to meet the Buyers deadline to close.

These are some of the reasons that made Gary exceptional!
Helping me to clean the house.
Numerous phone calls on our behalf.
Getting Mr. Darling over to blast our well and physically helping to move the irrigation system during a 2 day Title V search.
Going to Town Hall. Meeting with the Conservation Dept. to walk the property.
The most 2 important traits that Gary exhibited were Honesty and being available to us 24-7
We would like to Thank Everyone involved in selling the Property on Murphy’s way in Uxbridge, especially Gary.

Have a great day,

Hi Gary, I would like to thank you for all of your help with selling the house. I know that you went above and beyond in many cases and ended up with not much to show for it. I appreciate it so much and am feeling relieved that our life can now move forward. Thank you again for your kindness and professionalism.

You are a great person and wonderful Realtor and hopefully if I need someone in the future it would be under better circumstances. I would absolutely choose you or recommend you to a friend.

To whom it may concern:

Mendon Area Real estate, and specifically Gary Smith, were fantastic partners in our move. My wife and I trusted Gary with the sale of our home as a sale contingency for our dream home in Mendon. We were obviously excited but nervous about selling quickly and getting the best deal since we knew the contingency couldn’t last forever and we didn’t want to sell below market.

Gary brought a calm confidence to the process, knew the area and market well, and recommended a process that worked perfectly. He put us on a path that held showings until an open house, building interest and anticipation, and priced at appraised value. Gary was confident we’d be under contract within a few days after he saw the building interest for the open house, and despite pricing at appraised value and worrying we could get more, there were multiple bidders that bid us up above what we would’ve asked for otherwise. Throughout the process, Gary always answered questions quickly and kept us calm and on track.

To Whom it may concern:
This letter is to serve as a letter of recomendation for Gary Smith, Realtor. We contacted Gary in March of 2001 in order to list our property that was located in the town of Milford. From day one we found Gary to be a professional and competent individual. He took time to explain the market conditions and assisted us in establishing a realistic price on this property. Although this may be considered normal within this industry, Gary’s involvement and assistance did not end there.
The resident of the property was my ex-wife who was the sole occupant and was also somewhat overwhelmed with all of the issues that needed to be addressed. Realizing that some assistance may bge required, Gary offered his time and services to assist us. In the process he painted the trim around the house, provided us with a dump truck on (3) seperate occasions, and completed various other tasks to get this sale completed.
One can only speculate as to what motivates an individual to go over and above what is expected. In the case of Gary Smith, I interpreted his assistance as a reflection of his character and a sincere concern for a fellow human being. The financial reward was simply the icing on the cake. I would wholeheartedly reccomend this gentleman to assist you with any of your anticipated real estate requirements.
Thanks Gary! It never would have happened without your involvement.

Gary Smith owns Mendon Area Real Estate. My house was listed through his company in 2008 and sold in 2009. Gary is an honest and hard working man who I met about one and a half years ago. Gary will do what it takes to sell property listed with his company. A twelve foot section of insect damaged sill on the foundation of my home had to be replaced so one Saturday morning on a cold winters day, Gary showed up in his pickup truck with tools, materials and tw additional trips to a home improvement store, the job was done. When an additional problem was later discovered that required attention Gary showed up again, on a Sunday this time, and did what had to be done. Gary is not only an experienced real estate agent but is also an experienced handyman capable of home repairs and improvements: a rare and valuable combination of assets. He takes ownership of any issues and sees that those issues are properly addressed.
Gary keeps his finger on the pulse of the market and makes the necessary suggestions to correctly price a house in todays market. He is realistic and does not set false expectations. I highly reccomend Gary Smith and Mendon Area Real Estate as your choice when it comes to selecting a qualified real estate agent who will do what it takes to get the job done and your house sold.

We have come to know Gary Smith from a different angle than most: he was the listing agent of the house that we bought in Mendon.

When we first viewed the house, Gary was polite and professional, there to answer questions but never intrusive. But his real value as a realtor came as the closing approached.

As it often happens, people tend to get hung up on issues that are really minor to the overall sale of the house, letting emotions overrule business decisions. Gary was quick to step forward and rationalize everyone’s point of view. He did everything in his power to make sure that the house closed as quickly and as smoothly as possible. I honestly do not know if it would have happened if Gary had not been involved in the sale.

But the story does not end there. Moving here from out of state, we did not know anyone in the area. The realtor whom we had used to help us find the house, lived on the other side of Boston, so we really were alone. I was out of town when my wife fell from a ladder inside the house and crushed her foot. She did not want to use 911, so she called Gary. In “white knight” fashion he came right over with another member of his office, and they rushed her to the hospital emergency room. After making sure she was attended, he left but showed up a little later with his wife to check on her again. Knowing that she was alone, they even made sure the ‘frig was filled with food and drinks for her return. Now that goes beyond the confines of any business friendship, and streaks into the realm of compassion and friendship.

Gary is also a “walking Yellow Pages” and has made several references for us, pointing us towards various craftsmen as we have needed them. Since that time I have heard of many stories where Gary has gone that extra mile for his clients and friends. His follow up is just phenomenal. If you are looking for an agent to help you buy or sell a house or property, you might be able to find someone as knowledgeable of the area and market conditions, but you won’t find anyone as honest, hardworking or as full of integrity as Gary Smith.

Monroe reference continued…

Not to be overlooked was the manner in which you counseled us on setting the listing price. By suggesting a formal appraisal you took the guesswork and emotion out of that whole process and it proved to be worthwhile and very effective.

I could go one but suffice to say we couldn’t have picked a better partner for this undertaking and we would recommend you to anyone seeking a professional Realtor in their quest to sell their home or buy a new one.
With our sincere gratitude and best wishes for continued success…….
